AUCTION SITE: The auction will be conducted on the property site, 1225 Dairy Lane, Limon, Colorado.
DATE & TIME: Friday, June 19th, 2009, 2:00 P.M. Mountain
INSPECTION/PREVIEWS: By Appointment. Call Dave Roller at 303-289-1600 x107 to schedule your appointment.
AUCTION REGISTRATION: A cashiers check in the amount of $20,000.00 made payable to the bidder will be required to register to bid. Registration begins at 1:00 P.M. on the day of the auction.
ABSOLUTE AUCTION: The property will sell regardless of price. No Minimum - No Reserve.
PAYMENT TERMS: A ten-percent (10%) non-refundable deposit that includes the $20,000 cashiers check that was required to bid, will be due immediately after being declared the buyer. The balance is due in cash at closing within 30 days. No seller financing. Purchaser may finance elsewhere but sale is not subject to purchaser acquiring financing.
BUYERS PREMIUM: A ten-percent (10%) buyers premium will be added to the winning bid price to determine the total contract price.
BROKER PARTICIPATION: 2% Broker Participation available as defined in our Buyers Broker Incentive Program. Visit our website to download the form.
NO CONTINGENCIES: The property will be offered as is and the sale will not be subject to any contingencies such as physical inspection, survey, etc. Interested parties should conduct their own due diligence.
DIRECTIONS: Take I-70 to the Limon, Colorado Exit #359, then south 1/3 mile to Main St. US Hwy 24, then east 8/10 mile to Hwy. 71 (Indiana Ave), then south 1/2 mile to Dairy Ln., then east onto auction site.
